The newly emerging innovation in capital project delivery is having all the project parties (owner, architect, CM, contractor) sign a single integrated project delivery agreement or contract and share in the risk and incentive awards. To get (buy) a contract form for integrated project delivery, go to ConsensusDocs.org, click on their Contract Catalog, then choose Collaborative Contracting (300 Series). The ConsensusDOCS 300 Tri-Party Collaborative Agreement is the first standard collaborative agreement in which an Owner, Designer, and Contractor all sign the same agreement. This LEAN construction approach is also known as alliancing or relational contracting. This innovative agreement creates a core team to make project decisions. Another way to implement an integrated building project delivery model is to tell the architect to put together the whole project team and respond to the RFP as a team. The integrated design and construction model for major capital projects will save you 20% or more on construction costs.
