The churn rate for your lab spaces is a key datapoint.
Know the churn rate for your lab spaces, and use that number in making flexibility investments. ("Everyone" knows churn for office space. Very few know the churn rates for their labs.) If you change out a space typically every 5 years, your planned churn should be 20%.
