In some cases it makes sense to plan the core facility first and do the rest of the building arount it. In other words, inside-out planning may start with the core facility. Core lab area by themselves can cost 4 to 6 times as much to construct than lab space on average. Plan your core labs as if that is the part of your building that you won’t be able to change. Among your flexibility investments, consider building un-programmed core space.
