Get the right building with the right operating model by using Toyota Lean processes and tools to integrate capital projects with facilities management. Here, Michael Jackson and Greg Howell introduce Knowledge Based Development, an integrated Lean concept that calls for changes in corporate cultures, the elimination of RFI’s, collaborative shop drawings, relational agreements, responsibility based project development, and the consolidation of capital and operating budgets. They examine several case studies where Lean facility design has led to Lean facility operations resulting in the elimination of waste and operational cost savings through staffing and process changes.
