The Maintenance Condition Index (MCI), is a ratio of the cost of routine maintenance deficiencies to building square footage. Routine maintenance is defined as items costing less than $5,000 per item. The purpose of the MCI is to assess the maintenance condition of each facility, and to assess the effectiveness of the routine maintenance program. At the University of Miami, MCI is used in conjunction with the Facility Condition Index (FCI); the FCI is used to assess maintenance deficiencies in excess of $5,000 per item.
