The Facilities Condition Index (FCI) expresses the cost of deficiencies as a percentage of the current replacement value of a single facility or group of facilities, as defined by Coopers & Lybrand, 1989. The Facilities Condition Needs Index (FCNI) can also be used to represent a similar concept. At the University of Miami FCI is used to define deferred maintenance needs in excess of $5,000.
