Facilities Manager Harvard University Location: Cambridge, MA Description:
Develops, manages and continuously refines energy management and conservation systems and processes to minimize resource use and environmental impact of buildings and activities, including: building and landscape maintenance, cleaning services, recycling programs, and security. Plans, schedules, and reviews all maintenance and operating activities for the landscape, building structures and MEP systems. Develops and refines the strategy for effective preventive maintenance, corrective maintenance and emergency response plans for building structures and MEP systems. Develops and continuously refines all operating procedures for day-to-day operation of all facilities to ensure resource conservation, occupant comfort, and compliance with all environmental and safety codes. Leverages available expertise and resources within UOS and beyond to optimize results. Leads local building management team(s), including: schedules meetings, develops agendas, leads group discussion in establishment of improvement targets, and manages follow-up actions. Develops annual operating budgets for building operations and manages to those financial objectives. Monitors financial activities and updates year end projections based on forecasted plans. Conducts facilities program planning and space analysis in support of UOS department needs. Works closely with UOS directors in support of changes in departmental priorities, needs, and staffing. Collaborates with the UOS directors on the development of strategic plans for departmental space management / development, including short and long-term objectives and alternatives. Conducts regular periodic surveys to ensure occupant satisfaction and identify areas for improvement. Trends results over time and sets targets for continuous improvement with input from the building management team(s). Negotiates service agreements or contracts that help ensure that all tasks or services performed by internal or external providers are completed as scheduled and in accordance with professional standards. Monitors UOS maintenance work request systems for all buildings to ensure appropriate distribution and performance of assignments. Manages projects for renovation, fit-out, or reconfiguration of existing or new spaces, including expansion or change of use. Directly responsible for the coordination or oversight of all aspects of the project from conception through completion and ongoing operations support.
EXPERIENCE:
Bachelor of Science degree in mechanical/electrical engineering, building technology (or related discipline) with a minimum of 3 to 5 years experience in facilities or operations management, or an Associates degree in a related field with 7 to 10 years direct experience in building / facilities management, (a master license in either electrical or mechanical trades may be considered an acceptable alternative to the experience portion if this requirement). Certified Facility Manager (CFM) strongly preferred. Demonstrated ability to effectively lead, manage and influence others to achieve the established objectives of the larger organization. Direct prior experience with building MEP systems required. Must be able to read and interpret building construction drawings, schematic diagrams, and other technical reference documents. Demonstrated ability to manage renovation and capital improvement projects requiring coordination of multiple trades and established timelines. Must be an effective problem-solver with strong written and verbal communication skills. Proven experience with effective resource conservation programs in commercial or institutional buildings required, with LEED® accreditation desirable.
