Facility Manager Springstep Location: Medford, MA Description:
We are seeking an experienced professional with strong facility management and construction experience to be responsible for the maintenance of our beautiful 15,000 sq. ft. building. He/she must be comfortable overseeing the work of subcontractors in the building trades, performing basic repairs, handling routine maintenance and cleaning, and responding to emergencies and security issues. As part of a small and integrated staff team, this person also sets up for programs and events, including operating audio and/or video systems used by musicians and dancers. The working schedule requires some flexibility in hours during the week coupled with frequent weekend and event-related work. He/she is also the lead staff person on call for building related emergencies. The successful candidate will be highly knowledgeable about building systems and have very high standards for quality of construction, maintenance, and repairs. He/she will also enjoy working with people and supporting a diversity of arts and cultural programs, performances, and events. This position reports to the Director of Operations.
Responsibilities:
·Oversee all building maintenance, repairs, and capital improvements.Contract and monitor the work of subcontractors for cleaning, HVAC maintenance, electrical and plumbing services, elevator maintenance, fire and security alarm systems, building repairs, and other systems.
·Perform routine maintenance such as patching walls and painting, maintaining and cleaning sprung wood dance floors, handling basic electrical and plumbing problems, changing filters in HVAC and other systems.
·Develop and implement preventative maintenance schedule for the building and building systems.
·Work closely with the Director of Programs and program staff on facility needs for all programs and events. Ensure the smooth setup, breakdown, and cleanup for performances, social dances, classes, and other programs.
·Be a visible presence in and oversee facility during large events and festivals –requiring weekend and late night hours.
·Manage and train staff colleagues and facility assistant in basic building operations (heat, lighting, sound equipment), so that the staff as a whole can successfully assist in the management of programs and events.
·Perform routine tasks necessary for maintenance, cleaning, trash and snow removal, and all other ongoing facility needs.
·Maintain and oversee the utilization of audio systems and other AV support for our three major studio spaces. Assist in audio production for performances and special events.
·Install art gallery exhibitions, under the direction of a professional curator.
·Oversee all building licensing, permitting, and code compliance issues.
·Purchase and maintain regular inventory of building supplies and equipment; rent equipment from outside vendors as needed for special events or installations.
·Maintain key and entry system and alarm system and staff building access system.
·Monitor weather and coordinate with staff on facility closings during the winter. Take the lead in all building related emergencies. Work with staff to develop emergency response protocols and to monitor safety for all.
·Cultivate an attitude of teamwork and help to build efficiency in organizational operations.
·Supervise part-time Facility Assistant primarily assigned to oversee the building and programming/events during the evening and weekend hours.
Qualifications:
Minimum of five years experience in facility management, construction, or production-related work.Must be especially skilled at working with HVAC, plumbing and electrical systems, computers, audio and video equipment, and other technical systems. Reliability, willingness to take initiative, and readiness to assume responsibility are critical job requirements.Must also have good people and customer service skills, along with an ability to function well as a part of a team. Bachelors or Associates degree is preferred.
