The Brooklyn Navy Yard Development Corporation broke ground in fall of 2006 on a multi-tenant industrial building designed by Vollmer Associates. The project represents the first phase of an expansion program that will add 400,000 sf of new industrial space to the Brooklyn Navy Yard. Six new buildings are planned for development over the next three years. The new three-story building at Perry Street will provide approximately 89,000 sf of space for industrial companies. It has large high-bay spaces on the first floor for warehouse and assembly or process uses, and smaller spaces on the upper floors for multiple tenants including light manufacturers and artisans.

The project incorporates a wide range of sustainable design features including a wind turbine to supply part of the building's energy; a high-performance thermal envelope; waterless urinals; a stormwater harvesting system; a natural ventilation system; and recycled content in all building materials. The project has been accepted to the pilot core and shell program of the U.S. Green Building Council LEED® rating system and represents the Brooklyn Navy Yard Development Corporation's first new facility to seek LEED® certification. The Navy Yard expects the building to obtain a rating at the Silver level or higher. Completion of the project is scheduled for early 2008.
