Hughes Hall is a 32-year-old Chemistry Department building at Miami University in Oxford, Ohio. The project enabled the University to update a significant campus building and also saved the University considerable money compared to the cost of building a new facility - $14.6 million in renovation costs versus an estimated $65 million to build new.

Hughes Hall is a five-story building with 264,000 gsf of space, including research and teaching laboratories, lecture halls, classrooms, a library, offices, and workshops. The renovation project was complex—the most difficult every undertaken by the University. Renovation included numerous exterior and interior improvements, requiring 11 phases of construction over 26 months to keep the building fully operational and occupied during the work.

Most of the building's infrastructure on five floors was replaced, including 11 air handlers, a patchwork of electrical systems, and 153 laboratory fume hoods. The project also resolved building code deficiencies and included selective demolition and renovations.

Replacement of building systems accounted for much of the work. They had reached the end of their service life spans, required much maintenance, were inadequate for modern lab usage, and were highly energy inefficient. Occupants of Hughes Hall complained that chemical smells permeated the building, and there were concerns about life safety, building code compliance, and ADA issues.

The project also included remodeling the existing instrument lab, electronics shop, machine shops, and most of the chemistry research and teaching labs. New lecture hall seating was provided from unused funds remaining at the end of the project.

About the Reported Cost Figures
The cost figures reported are supplied by the firms that submitted these projects for publication, which in most cases are the designers or builders. Whereas these sources are intimately familiar with their projects, they may not be fully aware of the owners' finally-realized and recorded costs. In some cases, costs are truly and completely accounted for, and in others they represent a near approximation of the final costs. Costs have not been adjusted for year of construction, nor has any attempt been made to make regional cost adjustments.

Further, costs are not comparable on any kind of detailed standard costing model. Hence, it is possible for the cost of one building to include a steam boiler, while the cost of a comparable building might not include the boiler, if steam is being supplied from an already existing campus grid. Or, in another case, a building might include excess boiler capacity to supply steam to another building. Some submittals include fees or unusual site improvements as part of the construction costs, which others do not.
