The $29-million data center is the first new building undertaken from the ground up in 25 years by State Street, a leading global custodian of mutual funds with assets that exceed $4.4 trillion. Because the facility handles the flow of $2 billion in daily transactions and nearly 20 percent of all New York Stock Exchange transactions, as well as storing critical information, the building relies on stringent computer back-up systems. In addition the Data Center features complex electrical, mechanical, and security infrastructure systems. Through a redundant-systems design--in effect, the duplication of all electrical and mechanical systems--the facility provides for "failsafe operation" and safeguards against crises such as utility failures, internal failures, vandalism, or severe weather.
The building is organized with the redundant infrastructure and office space on the first floor and the data center above. Designed to optimize the interrelationships of infrastructure components for efficiency and reliability, the plan allows for their adjacency to raise the floor areas. The construction of the building also meets rigorous standards for reliability in all of its systems. The exterior skin exceeds code compliance and can withstand 120 mph winds. The roof is pitched in one direction, has no penetrations, and drains avoid the computer rooms. Windows are in non-critical areas only. In addition, there are two complete UPS systems with corresponding generators, fuel tanks, and paralleling gear, and two chiller plants with respective pumps, cooling towers, and piping distribution.
Taking advantage of the visibility of the ten-acre site from all sides, the design reinforces long views and concentrates the required service access to one side of the building. Landscape elements and pre-cast site walls respond to security requirements of keeping vehicles 100 feet from the building. Bridging the 100-ft space between the parking area and the entry is a covered walkway.
Approaching the security lock, the ceiling height lowers. Passing through these doors, one enters a tightly controlled space, leading either to the left office area, the infrastructure straight ahead, or on the right to the elevator and stairs to the 40,000-sf "Command Center" on the second floor. The Command Center, with tiered seating for unobstructed viewing, also has 30 ft-high raised flooring to accommodate the main computer rooms, print room, tape room, and a "war" room.
Project Management: To facilitate communications between team members in Boston and Kansas City, a project Web site was initiated to provide a secure communications vehicle and central source for up-to-date estimates, schedules, owner authorizations, CAD drawings, meeting minutes, RFIs, and other important documents for the team's use. This included real-time monitoring of construction progress for State Street through the connection of an on-site digital camera.
