Thor Sciences is retrofitting an eight-story, 350,000-sf structure to create 95G, a lab-ready research facility in Jersey City. SGA is designing the adaptive reuse project, which will transform the former Colgate Palmolive toothpaste factory into a vibrant R&D center offering leasable space for life sciences, pharmaceutical, medical, healthcare, and agricultural and environmental technology companies. The building was previously renovated to provide Class A office space prior its acquisition by Thor in March of 2020 for $94 million. The development will feature a selection of ready-to-occupy suites with infrastructure, casework, and equipment already installed. Mechanical spaces will leverage a modular configuration to accommodate tenant requirements and allow for future expansion. An enlarged core will ensure ample shaft space for entirely new infrastructure and utility services distributed from the rooftop penthouse, and a high-speed service elevator will connect individual labs to an enclosed loading bay on the ground floor. JLL is the exclusive leasing agent for 95G. Completion is expected in late summer of 2021.
