The Washington Commanders are planning to build a new stadium that will serve as a year-round destination for sports, entertainment, and community engagement in Washington, D.C. With a capacity of 70,000 occupants, this vibrant destination for American football will leverage premium amenities and immersive environments to elevate the fan experience. Located on the site of the former RFK Stadium, the facility will feature an anticlastic dome that rises to welcome visitors from the north and south, while maintaining a lower presence along the east–west axis in deference to the U.S. Capitol and adjacent monuments. An expansive transparent roof with a cable net system will lend games an outdoor feel while reflecting sound from the crowd back to the field. Vertical construction is expected to commence in spring of 2027 and full completion is anticipated in 2030.
The Commanders will invest at least $2.7 billion in the design and construction of the stadium, and the District of Columbia is contributing approximately $1.1 billion. The facility will be owned by the District and leased to the team at a cost of $1 annually for an initial term of 30 years.
Lead architect HKS has selected a colonnade façade for the project to embody openness and continuity. Long-term accessibility is a primary goal, ensuring that at least 30 percent of the site will be dedicated to active and passive recreation. Existing waterfront and park areas will be expanded, and the surrounding network will be enhanced with new outdoor plazas, public zones, and green spaces.
Catalyzing local investment, the sustainable structure is envisioned as the centerpiece of a $3.8 billion mixed-use district spanning 180 acres. Plans include the creation of 5,000 to 6,000 homes, with 1,500 to 1,900 representing affordable units. The Fields at RFK will be preserved, complemented by new settings for youth sports and opportunities for office, hotel, and retail development.
