Cabot, Cabot & Forbes Break Ground On The Bolt

Cabot, Cabot & Forbes broke ground in November of 2025 on an innovation, manufacturing, and research hub in Woburn, Mass. Developed from the former Industri-Plex Superfund site, The Bolt will offer leading-edge laboratory and office space for companies engaged in a wide range of sectors, including life sciences, biotechnology, energy, advanced manufacturing, and technology. 

The 181,522-sf campus will offer customizable, adaptable layouts that can be tailored to tenants’ evolving operational needs. With 37-foot clear heights and up to 22-foot slab-to-slab heights, the two-story structure will have the capacity to accommodate open-plan R&D settings, cGMP venues, cleanroom-ready environments, collaboration areas, and conference rooms. Robust building systems will be complemented by occupant-controlled HVAC and power zones, as well as efficient demising options and four loading docks.

Representing an approximate investment value of $250 million, the brownfield project was designed by Jacobs and is being built by John Moriarty & Associates. Cushman & Wakefield will serve as the exclusive leasing agent. Kawa Capital Management is providing $79 million in construction funding, with Aries Capital advising on the financing structure. Completion is expected in the second quarter of 2027.
