Procter & Gamble is creating a new R&D facility for subsidiary firm Gillette in South Boston. Representing an investment of nearly $1 billion, the nine-story building with feature the Technical Innovation Center as well as serving as the headquarters for Gillette's grooming business. The 324,315-sf structure was designed by Payette as an integrated destination for research, engineering, product development, and administration, uniting operations currently spread over the company’s 31-acre campus.

From cortisone to CAT scans, the future of medicine has often arrived first at the Mayo Clinic. The tradition continues today with the fit-up of a new headquarters for regenerative biotherapeutics adjacent to the research center’s Rochester, Minn., campus. The fourth floor of the recently built Discovery Square building, Two Discovery Square, had been earmarked originally for office space, but after COVID hit, the developer offered the opportunity to convert some of the office space to laboratory space. Mayo Clinic had been planning to build a Center for Regenerative Biotherapeutics and saw an opportunity to lease the 18,000-sf space at Discovery Square and convert it for this cutting-edge biomanufacturing facility.  

Arizona State University is planning to construct an innovation and education hub that will act as the headquarters for ASU Health in Phoenix. Designed by CO Architects and DFDG Architecture to drive multidisciplinary discovery, the 200,000-sf facility will house the School of Medicine and Advanced Medical Engineering and the School of Technology for Public Health.

SJP Properties broke ground in July of 2025 on a state-of-the-art R&D headquarters for Nokia Bell Labs in the Health & Life Science Exchange (HELIX) district in New Brunswick. The 370,000-sf tower features a build-to-suit design, with leading-edge environments and building systems tailored for precise functions within Nokia Bell Labs’ innovation and research operations. Office settings will be accompanied by sophisticated laboratories integrating robust strategies for vibration mitigation.

Delta Electronics is planning to construct a regional headquarters in Hoofdorp in the Netherlands as part of a strategic expansion into Europe, the Middle East, and Africa (EMEA). Located at the Park 20|20 business campus, the €42.26m ($48.72m) building will add 100,100 sf of modern office space for over 350 employees engaged in R&D, business development, and other departments.

Wexford Science & Technology opened a visionary innovation district called The Pearl in Charlotte in June of 2025. Created as a public-private partnership with Advocate Health, Atrium Health, and Ventas, the mixed-use development strategically collocates world-class facilities for medical instruction and training with research environments for leading health technology companies.  

Sanofi opened its new U.S. headquarters in May of 2025 at M Station West in Morristown, New Jersey. Developed by SJP Properties and Scotto Properties, the seven-story, 260,000-sf facility was designed by Gensler to collocate approximately 2,000 employees with leadership roles in business operations, finance, R&D, human resources, technology, general medicines, specialty care, vaccines, and manufacturing and supply.

Biogen is planning to centralize its operations with a 580,000-sf global headquarters in the Kendall Common development in Cambridge, Mass. Representing a 15-year lease agreement, the facility’s strategic location will strengthen existing partnerships with MIT in research, education, and commercialization, and build on Biogen’s legacy as an integral part of the Kendall Square ecosystem.

HITT Contracting broke ground in January of 2025 on the company's new headquarters in Falls Church, Va. Designed by Gensler, the 270,000-sf facility is envisioned as a nationally recognized innovation hub for the advancement of building practices that will shape the future of the industry. The project involves the transformation of an existing office structure, previously a satellite campus operated by Virginia Tech, into a collaborative educational center for the built environment.

The idea of a workplace means something very different today than it did five years ago. Even before the pandemic, offices were not at full capacity. While occupancy rates have rebounded from their low point in 2020, commercial building spaces are now being used only about 30% of the time. That reality creates an opportunity to rethink what the remaining office space looks like. Employees want a reason to leave the comfort of their homes and endure the commute to the office. They are looking for purposeful presence.
