GenesisM, a joint venture between Bain Capital and Botanic Properties, broke ground on a Class A biomanufacturing facility in July of 2025 in Bedford, Mass. Designed by Perkins&Will, the sophisticated development addresses a critical need for purpose-built life sciences infrastructure in the Greater Boston region. Creating tailored solutions for tenants’ clinical and commercial production needs, the 154,000-sf project benefits from a strategic location along the Route 3 corridor and proximity to the Kendall Square innovation ecosystem.
Highly regulated manufacturing suites will support multiple, independently operating companies with dedicated infrastructure and building systems that meet stringent operational requirements. The building will feature 27-foot ceiling heights, up to 18 loading berths, 12,000 amps of power, and 40’ x 40’ column spacing. GenesisM’s proprietary Enhanced Core platform offers a robust initial build-out to reduce fit-out time and capital costs, along with the flexibility to align manufacturing spend and scale with product maturity.
Commodore Builders is the general contractor, with engineering services provided by BR+A Consulting Engineers, Thornton Tomasetti, and VHB. Arcadis is conducting the cGMP Peer Review. Tenant fit-out can commence as early as the second quarter of 2026, with final core and shell delivery following later in the year.
