University of Virginia Plans Developer-Led Student Housing Project

The University of Virginia is planning to create the Emmet Ivy Corridor Student Housing project in Charlotteville. Capstone Development Partners is leading the design-build team in collaboration with Elkus Manfredi Architects and joint-venture contractors Hoar Construction and Hourigan. The complex will include three new structures totaling 310,000 sf and reaching five and six stories in height. Accommodating 780 upper-class students, the vibrant residential center will offer apartment-style units, as well as a 19,000-sf dining and retail component.

Capstone will serve as the fee developer responsible for the design and construction of the buildings, with financing coming from the university. Representing an investment of approximately $150 million, the highly accessible and inclusive project will enhance campus life while driving enrollment and retention rates. Completion is expected by fall of 2027.
