The University of Virginia is constructing the $350 million Paul and Diane Manning Institute for Biotechnology in Charlottesville to catalyze breakthroughs in the fields of cellular therapy, gene therapy, nanotechnology, and drug delivery. Designed by Elkus Manfredi Architects, the flexible building will provide 355,809 sf of space for leading-edge laboratories, core facilities, advanced manufacturing suites, and clinical environments.

Coriell Institute for Medical Research broke ground in October of 2025 on a 92,000-sf life sciences campus in Camden. Created in partnership with NJEDA, the Lewis L. Coriell Medical Research Center will advance the frontiers of biomedical science to catalyze critical breakthroughs in cancer treatment, stem cell technology, epigenetics, and drug discovery. 

An evolution of the equipment and technology researchers need is transforming ordinary labs into facilities that deserve to be called next-generation or future-ready. Significant changes in space utilization and lab planning and design are driven by increased automation and robotics, the incorporation of manufacturing, enhanced information technology with an emphasis on data collection, ever-evolving technologies, developer core/shell fit-outs, hybrid work patterns, and different approaches to project delivery and construction. 

The past few decades have brought myriad technological changes to our daily lives, and experts predict the pace of change will only increase—especially in the use of artificial intelligence (AI) tools. Much of the talk surrounding AI focuses on automating repetitive processes and analyzing data, which require additional computational power but not necessarily structural modifications. But emerging technologies, including AI and robotics, may require universities and companies to rethink their approach to designing and planning buildings and labs.

Eli Lilly and Company opened the $700 million Lilly Seaport Innovation Center (LSC) in Boston in August of 2024. Developed by Alexandria Real Estate Equities and National Development, the 346,000-rsf facility offers Class A research environments for biomedical discovery. The 12-story structure also houses the first Lilly Gateway Labs on the East Coast to enable biotech start-ups to collaborate with Lilly scientists.
