Alexandria Real Estate Equities Opens Mission Bay Life Sciences Center

Alexandria Real Estate Equities opened a 215,000-sf life sciences center in early 2024 in San Francisco’s Mission Bay district. Designed by IwamotoScott Architecture in association with DGA and Powell Architecture, the seven-story building provides 133,000 sf of Class A lab space, 50,000 sf of office space, and 2,600 sf of ground-level retail. Site constraints led to the creation of wedge-shaped floor plates spanning between 32,000 and 36,000 sf that benefit from vibration mitigation technologies and robust infrastructure.

A sophisticated curtain wall with vertical aluminum fins enhances energy performance while reducing solar heat gain and glare. Truebeck Construction was the general contractor for the sustainably designed facility, which is slated to achieve LEED Gold certification. Thornton Tomasetti acted as structural engineer with Arup as façade engineer and Bionic as landscape architect. CBRE acquired a majority stake in the development just prior to groundbreaking in early 2022.
