SJP Begins Construction on Nokia Bell Labs in HELIX Innovation District

SJP Properties broke ground in July of 2025 on a state-of-the-art R&D headquarters for Nokia Bell Labs in the Health & Life Science Exchange (HELIX) district in New Brunswick. The 370,000-sf tower features a build-to-suit design by HDR, with leading-edge environments and building systems tailored for precise functions within Nokia Bell Labs’ innovation and research operations. Office settings will be accompanied by sophisticated laboratories integrating robust strategies for vibration mitigation. Varying slab-to-slab heights on some levels and highly efficient floor plates will enhance flexibility. Supported by up to $103.9 million in Aspire tax credits from NJEDA (New Jersey Economic Development Authority), the 10-story hub will be a launchpad for discovery in next-generation networks, advanced AI and software systems, industrial automation, and quantum and optical technologies.

The building core will be positioned on one side of the structure to maximize open floor area, centralize building support, and optimize employee access to natural light and amenities. On the sixth story, a balcony will offer opportunities for outdoor working and informal exchange. The sustainably designed facility is targeting LEED Gold certification. The engineering team comprises Thornton Tomasetti, Langan Engineering & Environmental Services, and Jaros, Baum & Bolles. Completion is slated for late 2027.

Master-planned by DEVCO (New Brunswick Development Corporation), HELIX is a $750 million project with three phases that will catalyze dynamic regional synergies. The first phase accommodates the New Jersey Innovation Hub, Rutgers University's School of Medicine and a translational research facility, and plug-and-play lab space. Plans for the final installation include prebuilt wet and dry lab environments, Rutgers School of Engineering’s WINLAB, office venues, housing for medical students, and residential units.
