Prince Street Partners Plans Redwood City Life Science Complex

Prince Street Partners is planning a 282,000-sf life science complex in Redwood City, Calif. Designed by Brick, now part of HGA, the project involves the adaptive reuse of an existing 85,000-sf building and the demolition of two other structures. A new five-story, 197,000-sf facility sited atop a two-level garage will be constructed to provide leasable lab and office environments for BSL-1 and BSL-2 research programs. Illuminated by natural light, the biophilic campus will include world-class amenities and publicly accessible conference rooms. A rooftop plaza will be created on part of the parking deck with inviting outdoor settings for informal exchange, complemented by improved cycling routes, pedestrian pathways, and over 36,000 sf of community green space.

Located in the Redwood Shores district, 1 Twin Dolphin will utilize modular infrastructure to accommodate diverse tenant requirements ranging from biomedical discovery to the development of new energy solutions. The project team includes South Bay Construction as general contractor, BKF Engineers as civil engineer, Mar Structural Design as structural engineer, Darkhorse Lightworks as lighting consultant, and Creo as landscape architect. A construction timeline has yet to be determined.
