Beacon Capital and Trammell Crow Deliver Hyde Park Labs

Beacon Capital Partners and Trammell Crow Company completed Hyde Park Labs in July of 2025 in Chicago. The $225 million project was designed by Elkus Manfredi Architects, Moody Nolan, and Interactive Design Architects to offer 300,000 rsf of Class A lab and office space spread over nine floors. With 4,200 sf of chemical storage space and vivarium access, the 13-story facility includes an executive boardroom, four floors of above- and below-ground parking, and street-level retail. Sophisticated vibration mitigation strategies and robust building infrastructure address the demands of next-generation R&D programs. The University of Chicago has pre-leased 55,000 sf for research and collaboration, as well as accommodating the new UChicago Science Incubator which accelerates the commercialization of early-stage deep tech concepts in partnership with the Polsky Center. 

Featuring 40,000 sf of world-class amenities, this vibrant innovation hub includes private patios on each floor, an internal bar and lounge area, and a green roof terrace with grills and fire pits. A 2,500-sf STEM engagement center on the ground floor offers inclusive educational and professional programs for the local community.

Part of the second phase of the Harper Court mixed-use project, Hyde Park Labs was built by a joint venture of Power Construction and Ujamaa Construction. CBRE acted as leasing agent for the sustainably designed facility, which is pursuing both LEED and WELL certification. Thornton Tomasetti and SR+A provided structural engineering services, and Trinal acted as management consultant. Construction began in February of 2023.
