Procter & Gamble is creating a new R&D facility for subsidiary firm Gillette in South Boston. Representing an investment of nearly $1 billion, the nine-story building with feature the Technical Innovation Center as well as serving as the headquarters for Gillette's grooming business. The 324,315-sf structure was designed by Payette as an integrated destination for research, engineering, product development, and administration, uniting operations currently spread over the company’s 31-acre campus. Advanced laboratories supported by robust mechanical and electrical systems will drive discovery, accompanied by leading-edge office environments that foster interaction and collaboration.
On the ground floor, 17,300 sf of Facilities of Public Accommodation (FPA) will include 8,000 sf of space dedicated to civic and cultural functions, complemented by a range of retail venues and a 125-vehicle underground garage. A green rooftop terrace will provide an inviting setting for gatherings and informal exchange. Portions of the highly resilient building will be elevated above existing grades to enhance flood mitigation. Improvements to the public realm will deliver a 1.5-acre zone with a vibrant waterfront park offering equitable access to the Fort Point Channel.
Stantec is the civil engineer with Mikyoung Kim Design and Reed Hilderbrand supplying landscape architecture expertise. CBRE performed real estate services for the acquisition of the 2.4-acre parcel from Breakthrough Properties. Companies involved in preparing the environmental impact report included VHB, McNamara Salvia Structural Engineers, Cosentini Associates, Feldman Geospatial, The Green Engineer, and GEI Consultants. Construction is slated to begin in 2027, with a completion date yet to be determined.
The property at 232 A Street is located near Gillette’s current manufacturing facility, which will be reestablished on Procter & Gamble’s 150-acre site in Andover, Mass. Plans are underway to transform the existing South Boston campus into a mixed-use district with laboratories, offices, housing, and retail.
