Canary Wharf Group and Kadans Break Ground on London Life Sciences Center

Canary Wharf Group and Kadans will break ground in fall of 2023 on One North Quay, a £500 million life sciences center in London. Designed by KPF, the 823,000-sf tower will provide world-class lab and office environments for biomedical and pharmaceutical companies. Constructed to the highest technological standards, the 23-story vertical campus will leverage advanced infrastructure to accommodate the stringent demands of wet-bench chemistry and high-containment research programs. Tenants will benefit from dedicated clinical and chemical waste systems, freezer farms, and hazardous materials storage areas, with a distributed MEP strategy allowing for lab space on every floor.

Stacked neighborhoods will offer ultimate flexibility in terms of scale, arrangement, and industry sectors, linked by interconnecting communal settings for knowledge exchange and informal interaction. A publicly accessible ground floor will house a café and other amenities, complemented by a range of collaboration and conference venues on the first two levels.

Targeting WELL Platinum and BREEAM Excellent certification, the all-electric facility will feature a robust building envelope, photovoltaic panels, heat pumps, and heat recovery technologies. Extensive glazing paired with smart shading mechanisms will admit natural light while showcasing inspiring city views. Occupancy is expected in 2027.
