Kadans Breaks Ground on Science and Innovation Building

Kadans Science Partner began construction in November of 2025 on a 217,000-sf science and innovation building in the United Kingdom. Designed by Sheppard Robson, Plus Ultra Manchester will accommodate organizations from across the life sciences, health research, advanced materials, and deep technologies sectors. The facility’s customizable floor plates will provide a flexible arrangement of laboratories, cleanrooms, offices, and assembly space. A vibrant atrium will interlink with numerous breakout zones to foster interdisciplinary collaboration. On the ground floor, a public incubator for early-stage businesses will put science on display, augmented by a café, a bar, and a central staircase with forum seating.

The £100 million ($134 million) development’s location at the heart of the city’s Knowledge Quarter will enable tenants to leverage diverse partnerships between academia and industry to drive real-world impact. Reaching six stories on the east side and eight stories on the south, the sophisticated structure will function as a cornerstone for the Upper Brook Street master plan, a 490,000-sf scheme comprising a mix of laboratory environments, student accommodation units, and community areas. 

The all-electric facility will target BREEAM Excellent, EPC Rating A, and WiredScore Gold certifications. Sustainability measures will include a photovoltaic array, a high-performance façade, robust MEP systems, efficient controls, and the utilization of renewable energy. Morgan Sindall Construction is the general contractor delivering Plus Ultra Manchester. Additional firms lending their expertise to the project include Ramboll, HDR, Wallace Whittle, PSK Chartered Surveyors, Cundall, Gardiner & Theobald, and re-form Landscape Architecture. Completion is anticipated in the first quarter of 2028.
