The University of Miami is planning to construct a residential complex for upper-class students on the Coral Gables campus. Designed by Arquitectonica, the 573,804-sf facility will comprise two towers offering a majority of single-occupancy rooms. The first building will rise nine stories high and provide more than 730 beds throughout 222 units, and the second ten-floor structure will house over 720 beds across 207 units.
Student engagement will be enhanced by a 700-seat dining venue, event zones, classrooms, study lounges, and recreational areas. The 1,458-bed development will also accommodate nine units for faculty and staff. On the ground level, a premium environment for shared amenities will be complemented by a pedestrian-oriented corridor featuring landscaped walkways and green spaces. A central power plant spanning 8,500 sf will support institutional sustainability goals and address the energy demands of new campus infrastructure.
The project team includes structural engineer Thornton Tomasetti, MEP engineer TLC, civil engineer Langan, and life safety consultant Jensen Hughes, as well as ArquitectonicaGEO and ArquitectonicaINTERIORS. Demolition work will begin on site in summer of 2026; occupancy is slated for fall of 2028. Gables Village represents the third phase of the university’s ongoing strategic housing plan, which also encompasses Lakeside Village and Centennial Village.
