CordenPharma Colorado is partnering with BioMed Realty to expand its peptide development capabilities in Boulder with the lease of a 64,000-sf facility in Flatiron Park. Located near the CDMO’s large-scale peptide manufacturing hub, the state-of-the-art building will accommodate process development and analytical services, enabling seamless integration of advanced peptide API (Active Pharmaceutical Ingredient) creation from production to commercialization.

Roche will expand its leased presence on Harvard University’s Enterprise Research Campus from 30,000 sf to 100,000 sf in Breakthrough Properties’ One Milestone property in Boston. Located in the thriving Allston neighborhood, the Roche Genentech Innovation Center will bring together cardiovascular, renal, and metabolism experts with data science and AI specialists to accelerate drug discovery and development. Construction is nearly complete and phased occupancy will commence in mid-2026.

Eli Lilly and Company is planning to construct an advanced manufacturing facility in Huntsville, Ala. Representing a total investment of $6 billion, the multibuilding campus will offer over 1 million sf of space for production, laboratories, packaging, logistics, and utilities. The sophisticated development will manufacture active pharmaceutical ingredients and small molecule synthetic and peptide medicines, including the company’s first oral small molecule GLP-1 receptor agonist, orforglipron.

Breakthrough Properties completed construction in November of 2025 on One Helix in the Netherlands. Strategically sited within the campus of Amsterdam University Medical Center, the purpose-built research facility will leverage connections with the surrounding academic, life sciences, and biopharma ecosystem to catalyze life-changing scientific advancements. The 70,126-sf building was designed by UNStudio to offer world-class laboratory and office environments that foster collaboration and innovation.

When it was proposed in 2019, repurposing underutilized space at the University of Georgia for an industry partner’s fermentation lab appeared to be a good deal for everyone involved. It was a win for the pharmaceutical company that wanted to contract with the university to help it develop new products and needed a fermentation lab that met, at a minimum, biosafety level 2 (BSL-2) standards. It was a plus for staff at the university’s Bioexpression and Fermentation Facility who would perform the work. It represented an advance for the university that wanted to form new industry relationships and had available space at its Athens, Ga. campus inside the Animal Health Research Center (AHRC). And it was a win for the AHRC, a 75,000-sf biocontainment facility that would host a new industry partner in addition to other laboratories performing BSL-2, animal biosafety level 2 (ABSL-2), biosafety level 3 (BSL-3), animal biosafety level 3 (ABSL-3), and animal biosafety level 3-agricultural (ABSL-3Ag) research work.

Southern Research opened a $98 million biotechnology center in August of 2025 in Birmingham, Alabama. Designed by HOK and Williams Blackstock Architects, the 150,000-sf building will advance research crucial to human health and address pressing biomedical threats. The five-level structure features BSL-3 laboratories spanning 7,500 sf that provide essential biocontainment capacity for the study of infectious diseases.

Brandywine Realty Trust has completed construction on 3151 Market Street, a dynamic innovation facility in the heart of Philadelphia’s life sciences cluster. Designed by Gensler, the 472,000-sf tower offers purpose-built offices and customizable laboratories with options for chemical and biological use, GMP production, and vivarium operations. Collaboration and knowledge exchange are enhanced by an advanced conference center and a café, complemented by private terraces and green spaces to amplify employee productivity.

Roche announced the launch of the Roche Genentech Innovation Center in March of 2025 on Harvard’s Enterprise Research Campus in Allston. With an initial lease of 30,000 sf of lab space in the first phase of construction, Roche intends to expand their R&D presence to eventually accommodate 500 employees. The initiative will bring together cardiovascular, renal, and metabolism experts with data science and AI specialists to accelerate drug discovery and development.

The 2024 SEFA Lab of the Year was awarded to the new Roche Pharma Research and Early Development (pRED) Center in Basel, Switzerland, that opened in September 2024 as a state-of-the-art research center dedicated to the discovery and development of groundbreaking drugs. The pRED Center exemplifies the future of transformative research by fostering innovation and collaboration, and embodying Roche’s commitment to advancing global healthcare and delivering life-changing treatments. 

An evolution of the equipment and technology researchers need is transforming ordinary labs into facilities that deserve to be called next-generation or future-ready. Significant changes in space utilization and lab planning and design are driven by increased automation and robotics, the incorporation of manufacturing, enhanced information technology with an emphasis on data collection, ever-evolving technologies, developer core/shell fit-outs, hybrid work patterns, and different approaches to project delivery and construction. 

Moderna completed construction on a £150 million complex in the United Kingdom for the discovery and production of mRNA vaccines and therapeutics for COVID-19 and emerging respiratory health threats. Located on the Harwell Campus in Oxfordshire, the Moderna Innovation and Technology Centre (MITC) comprises two 145,000-sf buildings for research, development, and manufacturing.

The past few decades have brought myriad technological changes to our daily lives, and experts predict the pace of change will only increase—especially in the use of artificial intelligence (AI) tools. Much of the talk surrounding AI focuses on automating repetitive processes and analyzing data, which require additional computational power but not necessarily structural modifications. But emerging technologies, including AI and robotics, may require universities and companies to rethink their approach to designing and planning buildings and labs.

The fast-moving nature of biotechnology innovation means architects and designers for Regeneron have to plan for researchers’ requirements to change by the time new laboratories open on the Tarrytown, N.Y., campus. The campus is undergoing a $1.8 billion expansion, adding 900,000 sf of new laboratory and office space, along with additional parking, amenities, and infrastructure to support research and development. The new laboratories will be able to evolve as the biotech industry finds new ways to use artificial intelligence, CRISPR genome editing technology, robotics, and other advances.

MilliporeSigma, a subsidiary of Merck KGaA, opened a $317.2 million facility in Rockville in October of 2024. Located in the Alexandria Center at Traville Gateway, the 260,000-sf building provides advanced laboratories for biosafety testing, analytical development, viral clearance, and cell bank manufacturing. The project represents the company's largest investment to date in contract testing operations.

Scripps Research Institute opened the Chi-Huey Wong Laboratories for Biomedical Research in August of 2024. Creating a new gateway to the La Jolla campus, the 83,000-sf structure provides leading-edge environments for drug discovery and development. DGA was the architect for the collaborative facility, which features interconnected open laboratories and a double-height lobby.
