Roche will expand its leased presence on Harvard University’s Enterprise Research Campus from 30,000 sf to 100,000 sf in Breakthrough Properties’ One Milestone property in Boston. Located in the thriving Allston neighborhood, the Roche Genentech Innovation Center will bring together cardiovascular, renal, and metabolism experts with data science and AI specialists to accelerate drug discovery and development. Construction is nearly complete and phased occupancy will commence in mid-2026.
Targeting LEED Gold certification, the $263 million biomedical hub will provide a total of 440,000 sf of lab and office space. Studio Gang and Henning Larsen designed the two-building complex to encourage interaction through an array of collaboration venues and amenities, including a double-height conference facility and premier fitness center. The Convener, a vibrant setting with a social staircase, will enable both planned and fortuitous connections. Tenants will benefit from lab-equipped, turn-key environments that can accommodate life science companies of all sizes, from large-scale users to emerging start-ups.
The design team includes Moody Nolan, Marlon Blackwell Architects, Utile, Arup, Arrowstreet, and UX Architecture Studio. Turner Construction is delivering the project in association with J&J Contractors and Janey Construction Management. BR+A Consulting Engineers, McNamara Salvia, Haley & Aldrich, Nitsch Engineering, and HLB Lighting Design are contributing their expertise. Consultants include Acentech, RWDI, Front, Lerch Bates, Materially Better, Code Red Consultants, Emily Borland Specifications, and Edgett Williams Consulting Group. Scape is the landscape architect.
Representing an estimated project cost of $1.5 billion, the first 900,000-sf phase of construction for the mixed-use Enterprise Research Campus broke ground in 2023. The second phase is expected to provide an additional 720,000 sf of laboratory, office, and R&D space.
Breakthrough Properties is a joint venture of developer Tishman Speyer and Bellco Capital.
