Designed by NBBJ, the $650 million facility provides 128 dedicated beds for complex oncology treatment led by Knight Cancer Institute experts. Four floors are now operational, and future plans will add 56 inpatient beds as well as an entire floor for interventional radiology and imaging.
LSU Health Shreveport (LSUHS) is planning to begin construction in January of 2027 on the Research Expansion Project. Designed by Flad Architects in association with Prevot Design and Sutton Beebe Babin Architects, the strategic development will create a new hub for biomedical discovery through the adaptive reuse of an existing 181,000-sf mall. The first $90 million phase of renovation will transform 92,500 sf of space to house the Cancer and Cardiovascular Research Facility.

The fourth floor of the recently built Discovery Square building, Two Discovery Square, had been earmarked originally for office space, but after COVID hit, the developer offered the opportunity to convert some of the office space to laboratory space. Mayo Clinic had been planning to build a Center for Regenerative Biotherapeutics and saw an opportunity to lease the 18,000-sf space at Discovery Square and convert it for this cutting-edge biomanufacturing facility.
The University of Oklahoma (OU) is constructing the Life Sciences Laboratories Building in Norman to expand its research capacity while addressing a crucial need for teaching labs tailored to the evolving demands of biology and chemistry education. Roche will expand its leased presence on Harvard University’s Enterprise Research Campus from 30,000 sf to 100,000 sf in Breakthrough Properties’ One Milestone property in Boston. Construction is nearly complete and phased occupancy will commence in mid-2026.
The ideal lab building can flex over time to accommodate each new generation of researchers, with minimal disruption and infrastructure change. Using an approach called the “resilient chassis,” labs are grouped by typologies and placed around a common spine or “chassis” of mechanical/electrical/plumbing (MEP) systems based on zoning and capacity needs. The best location for each lab is determined by grouping labs together that share specialized requirements, such as vibration sensitivities, noise restrictions, lighting or electrical requirements, and instrumentation needs.
