Designed by ESa (Earl Swensson Associates), the 65,000-sf facility will enable pioneering longitudinal studies on the effects of opioid exposure on family and pediatric health to guide treatment approaches and inform policy decisions.
The University of California, San Francisco began construction in August of 2025 on the Life Sciences Building located in the Dogpatch Power Station redevelopment. Masaryk University (MU) is constructing the MUNI BioPharma Hub to drive excellence in research, education, and innovation in Brno in the Czech Republic. Offering three underground levels and six stories above grade, the 163,504-sf project was designed by Pelčák a partner architekti to combine leading-edge scientific infrastructure with modern academic venues.
Designing and building labs in the unlikely and constrained location of the prestigious Pacific Design Center (PDC) with Hollywood as a backdrop is a daunting task, requiring adherence to quality expectations, facilities management guidelines in a non-research environment, separation from existing high-end tenants, and compliance with infrastructure requirements. Cedars-Sinai, one of the largest nonprofit medical centers in the U.S., accepted the challenge after deciding to expand its research portfolio. Growing beyond its limited campus is necessary to accommodate the rapid growth of its research facilities and to aid in recruiting top scientists by providing innovative facilities with optimum resources. Hospital officials looked a half mile from their campus to the PDC, a designated cultural resource building complex designed by Cesar Pelli in the 1970s. Known in the 1980s and 1990s as a vibrant hub of premier art, design, and architectural showrooms, many of the tenants now have online shops rather than physical space in the cluster of buildings, leaving vacancies available for lease and an opportunity for Cedars-Sinai’s growth.
In the span of 16 months, Seattle’s Fred Hutch Cancer Center formulated and implemented a space realignment initiative that divested 30,000 sf of leased space, generated $2 million in savings and another $2 million in cost avoidance, and impacted approximately 1,400 people, 20% of its 7,000-member workforce.
The University of Sydney celebrated the beginning of construction on the AU$780 million Sydney Biomedical Accelerator in May of 2025. Created in partnership with the Government of New South Wales and Sydney Local Health District, the 387,500-sf structure will forge a vital link between the Royal Prince Alfred Hospital and the university's Camperdown campus.

RWJBarnabas Health and Rutgers Cancer Institute of New Jersey opened the $1 billion Jack & Sheryl Morris Cancer Center in May of 2025 in New Brunswick. Designed by HOK, the 520,000-sf building collocates world-class research environments with welcoming settings for clinical care to optimize patient outcomes.
Yale New Haven Hospital is constructing the Adams Neurosciences Center on its Saint Raphael Campus in New Haven. Integrating research, clinical care, and medical education, the $838 million facility was designed by Shepley Bulfinch to set a new benchmark for neurological care in Connecticut. The two-tower, 505,000-sf complex will feature translational research laboratories for the creation of new therapies for Parkinson’s, Alzheimer’s, epilepsy, multiple sclerosis, and strokes.
Merck broke ground in April of 2025 on a $1 billion biologics center of excellence in Wilmington, Del. Leveraging sophisticated automation solutions and artificial intelligence technologies, the 470,000-sf facility will offer laboratory, manufacturing, and logistics capabilities. The leading-edge structure will enable the launch and commercial production of next-generation biologics and therapies, including potent antibody-drug conjugates (ADCs).
Biogen is planning to centralize its operations with a 580,000-sf global headquarters in the Kendall Common development in Cambridge, Mass. Representing a 15-year lease agreement, the facility’s strategic location will strengthen existing partnerships with MIT in research, education, and commercialization, and build on Biogen’s legacy as an integral part of the Kendall Square ecosystem.
Louisiana State University Health Shreveport (LSUHS) will establish the Cancer and Cardiovascular Research Facility to showcase the institution’s innovative activities and groundbreaking discoveries. Representing an investment of approximately $50 million, the first phase of the adaptive reuse project involves the renovation of 60,000 sf in a former 160,000-sf department store to provide open labs, offices, education and conference rooms, and support areas.
The new Research Building IV (RB4) at Nationwide Children’s Hospital (NCH) in Columbus, Ohio, provides an ideal environment for productivity, collaboration, and flexibility by using a space policy to maximize the efficient use of labs and ancillary spaces; a neighborhood floor plan; and shared resources. The 290,000-sf building, which opened in May 2023 as part of NCH’s Abigail Wexner Research Institute (AWRI), aligns with the hospital’s “one team” culture by providing opportunities for scientists to collaborate, propelling pediatric research forward and closing the gap between lab research and bedside care.
