JLL has announced the availability of a 235,000-sf Class A R&D facility in Suffern, N.Y., for sale and/or lease on behalf of Regeneron, a biotechnology company based in Westchester County. Designed by HLW, 1 Avon Place is purpose-built for research and development and offers a highly adaptable layout supported by existing lab, office, and robust technical infrastructure.
To maximize scientific synergies and encourage innovation, The Sherwin-Williams Company made the decision to combine two of its largest R&D organizations into a new global R&D center in Brecksville, Ohio. The 600,000-sf facility, named the Morikis Global Technology Center, began hosting some 900 Sherwin-Williams employees—including chemists, engineers, technicians, and support teams—upon opening in December 2025. One of the big goals is to take people from disparate business units that have been historically scattered across multiple buildings and bring them together into a space designed to maximize collaboration and spark creativity.
Hybrid workplace strategies continue to make headlines, as some high-profile companies are requiring all employees to return to the office five days a week. Many other companies, such as Stantec, a global architectural engineering firm, continue to embrace the hybrid approach, giving employees the flexibility to work remotely part of the week while fostering in-person collaboration during designated office days. Gattuso Development Partners and Vigilant Holdings are constructing a $500 million life sciences center in Philadelphia to fuel innovation. Sited in the University City district on the campus of Drexel University, the 519,647-rsf facility will offer wet and dry laboratories for the creation of novel therapeutics and medical technologies, accompanied by a mix of commercial, academic, and office spaces for biotechnology tenants, faculty, and students.
Ancora L&G opened a $165 million life sciences center in October of 2025 in Providence, Rhode Island. Located in the city’s I-95 innovation district, the 212,000-sf building accommodates 80,000 sf of world-class research space owned by and dedicated to the Rhode Island Department of Health.

Designed by HDR, the transformative project comprises two new three-story buildings that will provide best-in-class laboratory and office space to catalyze R&D innovation. Researchers with diverse domains of expertise will be strategically colocated to drive collaboration and streamline the implementation of new technologies.

Sciontec is planning to construct Hemisphere, a £156 million ($205.3 million) laboratory and office development in Liverpool, U.K. Strategically sited in the city’s Knowledge Quarter, the complex will include two eight-story structures offering a total of 216,861 nsf. Designed by AHR to foster workplace wellbeing and productivity, this nexus of discovery will also include a central biophilic plaza, interior greenhouses, showers, and a cycle hub.
Roche announced the launch of the Roche Genentech Innovation Center in March of 2025 on Harvard’s Enterprise Research Campus in Allston. With an initial lease of 30,000 sf of lab space in the first phase of construction, Roche intends to expand their R&D presence to eventually accommodate 500 employees. The initiative will bring together cardiovascular, renal, and metabolism experts with data science and AI specialists to accelerate drug discovery and development.
The General Services Administration (GSA) completed construction on Building 53 at the Denver Federal Center in September of 2024. Designed by Gensler, the complex project involved the transformation of almost 200,000 sf in a 1940s-era structure into a modern and collaborative office environment. Ground was broken in October of 2024 on WORKBENCH, a sustainable office building in Austin, Texas. Designed by Dick Clark + Associates (DC+A) and built by Swinerton, the 50,000-sf facility will serve as a showcase for the utilization of mass timber and cross-laminated timber in the built environment. It is estimated that the mixed-use development will store approximately 500 metric tons of carbon dioxide.
AstraZeneca officially opened The Hub on the Cambridge Biomedical Campus in October of 2024. Designed by Herzog & de Meuron, this dynamic amenities center offers inviting settings for collaboration, engagement, and relaxation that are available to both corporate employees and the local community. The facility's 39,460-sf internal floor area accommodates a fitness center, treatment rooms, and areas for health screening and occupational health services. Other features include a nursery and preschool, a café, a bar, a shop, and an inviting garden.
King Street Properties has announced the substantial completion of the South Building at the Landing, a purpose-built complex for biomedical innovation. Designed by Perkins&Will, the seven-story, 300,000-sf facility offers 46,500-sf floor plates and advanced MEP systems to support a 60/40 lab-to-office ratio. Robust research programs can be accommodated by 15-foot deck-to-deck heights, with expansive 20-foot heights available on the ground floor.
The idea of a workplace means something very different today than it did five years ago. Even before the pandemic, offices were not at full capacity. While occupancy rates have rebounded from their low point in 2020, commercial building spaces are now being used only about 30% of the time. That reality creates an opportunity to rethink what the remaining office space looks like. Employees want a reason to leave the comfort of their homes and endure the commute to the office. They are looking for purposeful presence.
