“Resilient Chassis” Enhances Long-Term Flexibility of Labs

The ideal lab building can flex over time to accommodate each new generation of researchers, with minimal disruption and infrastructure change. Using an approach called the “resilient chassis,” labs are grouped by typologies and placed around a common spine or “chassis” of mechanical/electrical/plumbing (MEP) systems based on zoning and capacity needs. The best location for each lab is determined by grouping labs together that share specialized requirements, such as vibration sensitivities, noise restrictions, lighting or electrical requirements, and instrumentation needs.

Versiti Blood Research Institute Expands Medical Laboratory

Versiti is engaged in a $79 million expansion of the Versiti Blood Research Institute (VBRI) at the Milwaukee Regional Medical Center campus in Wauwatosa, Wis. Accommodating 125 researchers, the 79,000-sf addition will double research capacity to drive vital discoveries and create breakthrough therapies for patients with conditions such as blood disorders, immune diseases, and cancer. The four-story structure will provide ten laboratory suites, support environments, and core labs that integrate advanced instrumentation.

The University of Virginia is constructing the $350 million Paul and Diane Manning Institute for Biotechnology in Charlottesville to catalyze breakthroughs in the fields of cellular therapy, gene therapy, nanotechnology, and drug delivery. Designed by Elkus Manfredi Architects, the flexible building will provide 355,809 sf of space for leading-edge laboratories, core facilities, advanced manufacturing suites, and clinical environments.

Coriell Institute for Medical Research broke ground in October of 2025 on a 92,000-sf life sciences campus in Camden. Created in partnership with NJEDA, the Lewis L. Coriell Medical Research Center will advance the frontiers of biomedical science to catalyze critical breakthroughs in cancer treatment, stem cell technology, epigenetics, and drug discovery.

Emory University Integrates Massive High-Technology Equipment into the Design of its New Health Sciences Center

More and more universities are building their scientific research centers around cores of huge, heavy, yet surprisingly delicate equipment. Building a core laboratory facility forces architects and campus planners to think about logistics, timing, and backup systems to a level of detail probably more familiar to NASA engineers than institutional architects. As the team behind Emory University’s new Health Sciences Research Building II (HSRB-II) learned, a huge range of factors—in their case, everything from the amount of rebar in the flooring to the width of the corridors to shipping velocity on the Suez Canal—must be reckoned with before such a facility is completed.

Designed by HGA and Hufft, the $137.6 million facility will accelerate cross-disciplinary research to foster convergence across the public and private sectors and address pressing problems in domains such as medicine, food systems, and cyber technologies. The 144,000-sf building accommodates five wings.

Brown University Constructs Danoff Life Sciences Labs

Brown University is constructing the William A. and Ami Kuan Danoff Laboratories in Providence’s Jewelry District to support integrated life sciences research. The 300,000-sf facility was designed by TenBerke and Ballinger to catalyze innovation and the commercialization of impactful scientific and medical breakthroughs. The seven-story building will provide six levels of wet and dry laboratories and research cores for programs in biology, medicine, neuroscience, bioengineering, and public health.

Spanning 37,000 sf, the flexible structure houses teaching labs, interdisciplinary lecture spaces, specialized environments for research, core facilities, and 45 faculty and administrative offices. A STEM innovation hub is augmented by collaborative venues for public and private partners to work side by side with faculty and students.

University of Delaware Opens Science and Innovation Facility

The University of Delaware opened a $180 million science and innovation facility in April of 2025 to catalyze interdisciplinary discovery and expand educational capacity. Built on the former site of McKinley Hall in Newark, the 132,500-sf building houses research and teaching labs with damp and dry functionalities, faculty offices and student workspaces, and conference rooms. Standing three stories above grade, the structure’s basement level accommodates an extension of UD’s Bio-Imaging Center, physics labs, and areas for the fabrication of advanced materials.
